The dwelling is nestled in lush dune bush with a 180° view of the warm Indian Ocean waters. The house offers a peaceful get away on the Mozambique coast where even at the height of the holiday season there will always be a secluded spot somewhere on the beach.
The climate is tropical and provides for year round swimming with a low sea temperature of 20° in winter and daytime temperatures of above 20° at this time. Summer is hot, but the sea breezes, unimpeded by high rise structures, and good air-conditioning ensure your comfort.

With four bedrooms (2 en-suites) and a third communal bathroom, an open plan large lounge, dining room and kitchen complex and a furnished wooden deck, the house comfortably accommodates eight people in fully air-conditioned comfort. The full DsTV bouquet means that you have access to all your favourite shows, news and sport especially on the few days when the weather forces you indoors.
The kitchen is fully equipped with two refrigerators, gas stove, kettle braai (for use on the deck), a wok burner and wok set and plenty of cupboards.
All furniture (excepting the lounge suite and sleeper couch), cupboards and art works are sourced from local craftsmen and artists and the furniture is hand made from local hardwood.
The house is serviced from Monday to Saturday by our local factotum, Reginaldo, who ensures that everything is clean and tidy relieving you from the humdrum chores. As he speaks fluent English, he can also assist you with your purchases at the local market and you can negotiate with him for your clothing to be washed and laundered.
Adjacent to the house is the estate’s swimming pool providing an informal way to sluice of the sea sand and salt and also a safe haven for children to play.Close by are the highest point at the top of a dune accessible by 4x4 or quad bike, Wenela – The Blow-Hole, a lagoon fed by a tunnel under the reef with a surge hole where the tunnel roof has collapsed.
The whole beach area offers superb fishing from the surf or from the reef and deep sea fishing charters can be arranged. Diving is great in the area with reefs offering a wide variety of sea life. Between May and November the bay is visited by numerous whales that come inshore to breed and there are always dolphins, turtles and a wide variety of other fish around. Snorkeling inside the lagoons provides a safe way of viewing the hordes of reef dwellers.A visit to the Limpopo mouth (± 60Kms in a 4x4) offers a wonderful day excursion and great jet skiing.
Sunrise to sunset the beach area of Xai Xai provides for great activities and the local restaurants provide tasty and wholesome cuisine.
Other than that all you need are your clothes, personal toiletries and wish to get away from the rat race to a beautiful quiet seaside paradise.

Xai Xai Eco Estate is on the beachfront of Praia de Xai Xai, Gaza Province, Mocambique, and 20 Km from Xai Xai town centre. This provincial capital is 236 km north of Maputo on the EN1 (N1) North.
The estimated travel time is 12 hours depending on the border and restroom stops.
- Follow the N12/N4 (Toll Road) East to Komatipoort and cross the border at the Lebombo/Ressina
Garcia Border Post.
- The EN4 (N4) continues as a toll road straight to Maputo.
- The First Tollgate is at Moamba Plaza and costs Mts95.00 or the equivalent in Rands or
US Dollars. Credit/Debit cards are not accepted.
- In the Matola area turn left at the intersection with the Shoprite Centre on the left.
- The last tollgate, Maputo Plaza costs Mts17.50 or the equivalent in Rands or US Dollars.
- Credit/Debit cards are not accepted. Ensure that you are in a lane that takes cash and not an e-tag lane.
- Follow this road until you see the EN1 (N1) North Xai Xai off ramp and turn left.
- This is the main road north and you will drive through numerous little villages and towns on this road.
It is advisable to obey all speed restrictions as the authorities in all these hamlets have
- Laser Speed trapping equipment and enforce the limits actively.
- After passing through the main Xai Xai town, you will get the pass a large BP filling station on your left.
- A short distance ahead is the turn off on the right to Praia do Xai Xai.
- Continue along this road until you reach the circle and take the first road left.
- Follow this down to the bottom of the hill and then turn left onto the beach road.
- This is a sand road that you follow along the beach front for ±2,5 Km until you reach the entrance to Xai Xai Eco Estate on the left.

High Season (SA School Holidays and Long Weekends):
R 300-00 per person with a minimum of R 1 500-00 per night.

Booking Cancellation - Deposit Refund:
Any period greater than 30 days before occupation date - 90% refund
30 days to 11 days before occupation date - 50% refund
10 days and less before occupation date - 20% refund
