The Tree Tops Cottage at Ponta, situated inside the Ntsuty complex at Ponta D'Ouro in Mozambique, sleeps 6 people. Set on the wooded dune just behind the main beach and campsite, you can sleep to the sound of waves on the beach and enjoy the shade of the natural trees.

Tree Tops catches a breeze from wherever the wind may blow, the bedrooms have airconditioners and fans are in every room. There is a deep shade deck under the trees.

Split into two separate, self contained units, the cottage can be booked as a whole or by section. Self catering.

We are putting in a pay as you go WiFi system in both apartments. The maid will buy data time for guests (at their expense).

The cottage is serviced daily - the maids come in to sweep, make beds and wash up and if guests require extra laundry this can be arranged at the reception office. Both units have a separate, full DSTV bouquet.

The Ntsuty complex has off road parking and a sparkling pool for guests' use but please note that it is not fenced and children must be supervised at all times.

Tree Tops cottage is just a 5 minute stroll down to the beach and about a 10 minute stroll past the market stalls into the village square.

What should I take?

Tree Tops Cottage is split into two separate apartments - a two bed unit and a one bed unit and each is well equipped. We supply linen and towels so you will only need to take your personal items, food, beverages and groceries - and beach towels.

  • Not too many clothes (but something warm in case)
  • Braai fire lighters, Charcoal, Matches
  • Washing up liquid
  • Beverages:
  • ~ Alcoholic
  • ~ Soft drinks
  • ~ Water (nb our water is clean and sweet but you may prefer mineral water)
  • ~ Tea, coffee, milk, sugar
  • Serviettes
  • Food supplies
  • Seasoning, olive oil, oil
  • Beach towels/mats (one grass mat is provided in the storeroom)
  • Beach umbrella (gazebos can be hired on the beach)
  • Diving equipment (and dive card)
  • Snorkel stuff
  • Don't forget any personal medication

There are no doctors in Ponta D'Ouro. The nearest medical facility is over the border in South Africa - at Manguzi Hospital but there is now a pharmacy at the village square. We have left a few emergency 1st aid items at the cottage.

You can get basic foodstuffs in the village, as well as cool drinks, beer, booze and freshly baked bread - and there are a variety of restaurants to choose from. Do ask around!

Terms & Conditions

  1. No smoking inside the house
  2. Please ensure that braai fire is fully extinguished before leaving for beach/going to bed, etc.
  3. Please do not, under any circumstances, use wood/charcoal braais on any of the wooden decks/balconies. Please utilise the braai place provided IN THE GARDEN.
  4. Do not leave burning candles unattended inside or outside the house.
  5. Bath towels may not be used for pool or beach use.
  6. Please take care when walking DOWN the wooden walkways, as they can be slippery if damp with dew or rain.
  7. The property is not suitable for toddlers due to balcony railings and NO deck railings. Babes in arms accommodated but please bring camping cot.
  8. Children must be supervised at all times:
  9. Decks and walkways have no railings
  10. Right of Admission is reserved.
  11. Please keep music and noise levels low so as not to disturb your neighbours.
  12. The owner and management company cannot be held responsible for:
    a) Any loss of or damage to the property or possessions of any guest, resident or visitor, whether such damage was caused by fire, theft or otherwise, or by the negligence or the wrongful act or anyone in the employment of or acting on behalf of the owner.
    b) Any personal injuries of whatsoever nature, sustained by a guest, resident or visitor, whether such injuries were sustained by the negligence or wrongful act of anyone employed by the owner or any other person or by the defective functioning of any apparatus or appliance of the owner.
  13. Any damage to fittings, fixtures or contents will be charged to the guest at replacement cost.
  14. Guests may take occupation of the accommodation from 2pm on the day of arrival and agree to leave by 10 a.m. on the day of departure, unless prior arrangements have been made.
    a) Check in is before 5pm. If you will be arriving after this time, please call Agusto +258 84 267 2003 so that keys can be left at security for you. If there has been no notification of late arrival, a call out fee will be charged for staff returning to the complex.
  15. No other guests shall be entitled to stay in the cottage other than those booked and paid for prior to occupation.
  16. Guest agrees to be charged breakage/lost keys/damage etc., to be charged to his/her credit card.
  17. Please do not leave air-conditioners running in the cottage when you go out. It takes just a few moments to cool down the bedrooms on your return. Please save electricity!
  18. Guest shall be responsible for any damage done to the premises by reason of any furniture, or other objects, damaged or removed from the premises and shall be responsible for any damage caused to the common areas of the property.
    a) This also means damage by monkeys if house has been left open and unattended.
    b) Please note that kitchen surfaces are NOT stone, and should be treated with care. Hot items must be placed on a trivet and cutting boards should be used to protect the surface from knife marks.
  19. Should any damage caused by the guest be claimable under an insurance policy, the guest shall pay any excess on that policy claim, which is payable on receipt of invoice.
  20. The guest shall not cede or assign his booking, without prior consent nor shall he/she sub-let the premises or any part thereof, with or without remuneration, without prior written permission.
  21. Any changes to booking or cancellations must be done in writing.
  22. Deposit to secure accommodation amounting to 50% of the accommodation fee shall be payable on confirmation of the booking. The balance of the payment to be made 30 days prior to arrival date.
  23. Non-peak season cancellations:
    a) Bookings cancelled between 30 to 21 days prior to arrival date will forfeit 50% of deposit. (Deposit meaning 50% of the full amount).
    b) Booking cancelled 8 to 20 days prior to arrival date will forfeit 100% of deposit.
    c) Bookings cancelled less than 7 days prior to arrival will forfeit 65% of full accommodation fee.
  24. Peak season cancellations:
    a) Bookings cancelled between 60 and 21 days prior to arrival date will forfeit 100% of deposit.
    b) Bookings cancelled less than 20 days prior to arrival date, will forfeit 85% of full accommodation fee.
  25. The client paying is responsible for ensuring the decent behaviour of his party. Should the client behave in such a manner that is not acceptable by civilized standards, or should any of the above terms be breached, then the Manager may ask the client and his party to vacate the premises immediately.
  26. In case of any dispute, the guest agrees to the jurisdiction of the Magistrates Court in Randburg, South Africa.

I have read the above terms and conditions and agree to abide by them and to pay for any breakages/damages on receipt of invoice for same. The owner is deemed capable of assessing cost of replacement/repairs.

For better understanding, we have put together a brief summary guide of what each category means and to also give you an idea of what each associated icon refers to when you see them on listings & adverts.

Listed in alphabetical order

Backpackers Lodge:

Those who are on a tight budget should keep a lookout for this category icon. This type of establishment offers dormitory (shared) bedroom accommodation with other "Backpackers" generally using either single beds or bunk beds with a communal kitchen and shared ablutions.

Bar On-Site:

Meaning the venue has its own bar on-site with staff serving alcohol/non-alcohol beverages and perhaps "pub-grub" included. They may offer satellite TV for bar patrons to follow the latest sporting fixtures live and may also host live music on certain days / evenings.

Bed & Breakfast:

If an establishment has this icon, this means they either include breakfast in their rates or offer the opportunity for you to choose to include breakfast during your stay which is usually served to guests in an on-site breakfast room dinette or restaurant. Some B&B's offer basic / light (continental) breakfasts, Full English breakfasts or buffet style breakfast options.

Campsite / Glamping:

Either they offer camping grounds for you to pitch your own tent if on a tight budget and / or they have their own pre-setup tents for you to camp in, some offering private facilities (aka "Glamping") within their tents such as beds, a fridge, sofa and bathroom.

Conference Venue:

This means the establishment has a dedicated hall room specially arranged and equipped with most facilities to host important business meetings, teambuilding events or any other occasion alike.

Disabled Friendly Accommodation:

Goes without saying. Any establishment marked with this icon and listed under this category offers facilities for those who have reduced mobility. They may have basic facilities for these conditions or advanced. Kindly enquire with them directly for more information and/or specific requirements you may need.

Dive Charter:

These are dive centres who are a team of qualified dive instructors (PADI which means Professional Association of Diving Instructors) offering SCUBA diving lessons for clients and excursions to some of the best dive sites in the region for an unforgettable underwater adventure.

Eco Lodges:

Environmentally friendly establishments built by local communities using naturally sourced / non-toxic materials with the objective of protecting the surrounding habitat. These types of lodges range from rustic bush and beach to luxury accommodation. Not only does this movement protect the environment, but it also helps support local families.

Fishing Charter:

This means the associated business offers professional paid-for deep sea fishing charters / outings and excursions for those fishing enthusiasts (and for newbies). They generally have a fully equipped fishing boat and all the fishing gear ready for clients to bait up and cast a line. Their expertize, knowledge and experience will reward you with some of the best fishing spots for an action packed deep sea fishing experience.

Full Board Accommodation:

Full Board means breakfast, lunch and dinner (also known as "All Inclusive"). If a venue is listed under this category, then they either offer guests the choice of a full board meal plan during their stay or their rates by default include full board meals. a lot of these establishments will have private personal chefs serving guests top class cuisine.

Group Accommodation:

Because this is a popular search and request amongst many, we have created this specific category for exactly that - group accommodation which is very much the same as our Holiday Homes category. These are establishments that can cater and accommodate for large groups of 8 people and up in the same house / unit offering most self catering facilities as if you are "home away from home".

Guest House:

Similar to a typical B&B, a Guest House is usually a private house offering very few accommodation units all within the main building structure (or some seperately). Some serve home cooked meals within their in-house dining room specially catered to seat all their guests and offer a lounge area where fellow travellers can interact, socialize and share stories.

Holiday Home:

This type of accommodation is usually ideal for large groups of people going on holiday being a "home away from home" with numerous bedrooms, a fully equipped kitchen for your self catering needs, lounge, toilets, braai/BBQ area, some with a swimming pool and some offering exclusive privacy.

Honeymoon / Romantic Accommodation:

Very self-explanatory. A venue will be listed under this category if they offer a specific luxury, private honeymoon suite or because our admin has "hand-picked" the establishment to be perfect for such an occasion based on their location and facilities offered. However, you are the best judge when it comes to planning that special getaway with your loved one anyway. Pssst ... and it doesn't have to be expensive either to enjoy, right?!

Hotel:

A hotel is generally a large premises that can accommodate a large amount of guests in many adjacent rooms grading from standard 2 sleeper units to "executive" luxury suites offering more in-room space and facilities. They generally have a restaurant and bar on-site for all day meals and drinks (quite often offered on a buffet dining basis). Other on-site facilities may include a swimming pool, gym, spa, in/outdoor entertainment area for kids, a conference / wedding room for meetings / ceremonies and a small shop.

Restaurant / Personal Chef(s) On-Site:

This indicates that the establishment has a small / large restaurant on-site for their guests (they may also accept walk-ins for non-guests) or they have on-board catering staff serving guests in their own private space or in a designated dining area.

Self Catering:

This type of establishment offers guests facilities required to cater / cook on their own terms whether it be within a holiday home for example or on communal grounds.

Spa:

This means the establishment has spa facilities and services offered to guests who are looking for personal treatments during their vacation.

Tours & Safaris:

These business services can range from swimming with dolphins, horse riding, city tours, boat tours, island tours, dhow tours to game drives and more. You'll have to click on their advert to find out more and what they have to offer.

Wedding Venue:

This means, the venue has all the on-site facilities and catering services to host large or small weddings and ceremonies. Depending on the size of the wedding, some may have enough units to accommodate all wedding guests.
